Nearly everything written about foreclosure assumes there is equity to protect. When there is little or none, following equity-protection advice can waste months you do not have.
First, confirm it
People often assume they are underwater on a feeling about the market rather than numbers. Get a written payout figure and an opinion of value from someone who is not trying to buy the property. Check everything registered against the title, not just the first mortgage — a second charge, a line of credit or a writ all sit in that calculation.
Average sale price around $493,000.
What changes
The goal shifts from maximising a surplus to limiting what survives the process, which makes the shortfall question central. Whether a lender can pursue you for it depends on your specific mortgage — that is a lawyer's answer, not a rule of thumb.
What can still help
Staying and paying, if you can: balances fall and markets move, and negative equity is only permanent if you have to transact. A sale negotiated with the lender's cooperation, on terms agreed in writing beforehand. Or, where the wider debt picture is the real problem, a Licensed Insolvency Trustee — the only people licensed to advise on proposals and bankruptcy, usually with a free first consultation.
What does not help
Spending savings to hold a position the numbers do not support, and paying anyone an upfront fee. Low-equity situations attract exactly those offers.
The Spruce Grove picture
Predominantly a commuter community, 14 km from Edmonton's limits, so household income generally follows the wider regional economy.
A young-family town that grew over 10% at the last census. Rapid growth means a high proportion of relatively recent purchases, and recent buyers carry thinner equity than long-settled owners. If you bought in the last few years and things have tightened, that is a common position here — and it makes acting early matter more, because there is less cushion to absorb delay.
